Common Basement Waterproofing Problems & Solutions
Basements are designed and built as sturdy masonry structures that go underground. When the disturbed soil that surrounds the basement saturates with rainwater, this water will find ways to enter through the basement walls into the foundation and home’s senvironment. Water seeping into your basement has consequences that reach far beyond the basement. Ignoring this important sign will allow quick and easy access into your home’s living spaces.
8 Ways Water Can Enter your basement:
COVE AREA SEEPAGE
Where the floor meets the wall. Water seeps in through this (joint) because it is the most vulnerable joint in the foundation.
WALL SEEPAGE
As concrete/block basements age, and the dried exterior parging begins to crack, water is absorbed through the walls, filling blocks, and penetrating poured concrete.
MASONRY FLOOR CRACKS
Water from heavy rains accumulates under and around your basement’s foundation exuding hydrostatic pressure. As this pressure increases, weak points in the concrete crack allowing water to enter.
MASONRY WALL CRACKS
As water tables rise, the same hydrostatic pressure exudes force against the walls as well, finding weak points in block or concrete walls crack, allowing water to enter.
BASEMENT STAIRWELL OVERFLOW
Stairwell drains work on the premise of gathering water and draining it underground. However, during heavy rains this can work in reverse. Allowing the stairwell to fill with water and overflowing into your basement.
WINDOW WELL OVERFLOW
Window wells work on the same premise as the stairwells, with no free disbursement of the water, an overflow through the window will occur.
BELOW GRADE FIREPLACE SEEPAGE
As in the case of cove seepage water can enter through the joints where the footer, wall and fire block meet.
ANY THROUGH-THE-WALL UTILITY PIPING
Any man-made opening through a sealed wall is a potential entry point for water. Caulks, sealant and matting eventually biodegrade and are doomed to fail over time.
